4 Questions to Ask Yourself When Looking for an Apartment

It’s time to move on from your current pad to start anew. Maybe you’re moving out of the dorm and into your first “real” apartment. Or you could finally be ready to ditch your roommates (mom, dad or that weird person you met on Craigstlist). Finding a new apartment can be stressful no matter where you're moving to or from. Blair Brandt, CEO of The Next Step Realty, a real estate brokerage firm in New York City that focuses on millennials, give us his top tips on what questions to ask and how to painlessly look for an apartment.

1. What is my realistic budget? 

Let's face it: you might have unrealistic expectations for your monthly budget. Even if this isn’t your first time renting an apartment, it's still important to evaluate and re-evaluate your budget. 

Brandt stresses the importance of being budget conscious. “Don’t overspend right out of the gate,” he says. “Have a clear understanding of what your budget is and what your preferences are.” Brandt also notes that the quality of your apartment varies based on where you’re located. The type of apartment you get in New York City for a certain amount of money will be different than an apartment you might get in Dallas for that same price.

Also make sure to have some cash on hand. Isabel Calkins, a senior at New York University, recomends having anywhere from $40-$100. "Things move very quickly in a big city environment, so you have to be ready to commit," she says. "Either way, get ready to shell out first and last months' rent up front and a security deposit." Don't forget to include these costs in your budget as well, you should consider more than just your monthly rent before signing a lease. 

2. What does my timeline look like? 

Timing is everything when it comes to looking for an apartment. This is especially true if you are relocating to a new city. Brandt claims that people often forget about this aspect when recent graduates are looking for an apartment in the city they are moving to.

“Kids will visit a city too soon or when properties aren’t available,” Brandt says. “Make sure you pick a good time to move in based on your start date.” Brandt recommends moving in two weeks before your first day so you can get a feel for your new neighborhood. Even if you don't have a job lined up before your move, be sure to start looking a month or so before you move in. Isabel notes that this depends on what city you are moving to. "That's because the market changes so quickly," she says. "Once you are in the city you are moving to and it's a month before, look online at sites like Streeteasy, if in New York City, or the equivalent."

If you have the funds to do so, Isabel also recomends picking a week to go to as many apartment showings as possible. Paying attention to the market and getting the help of a professional broker or real estate agent will also help you determine the best times to be looking for that new place. You’ll especially want the help of a local if you’re moving far from your current home. “Real estate is local in nature,” Brandt says. “Each city has differences in its marketplace which is why speaking with a professional can help guide you.” Don’t be afraid to ask for help.

Speaking of help, enlist a friend or family member to visit listings with you. Samantha Burke, a recent graduate of Siena College, recommends asking any family members local to the area to look at apartments for you, if they can. If that's not possible you could ask to Facetime with the landlord if you aren't available to see the apartment in person.

3. Do I have all my paperwork? 

Renting an apartment will require lots of paperwork, and not all of it will be coming from you. While it’s important to have a good credit score, most landlords will require young new renters to have a parent or guardian on file or even on the lease itself. This is essential because they want to have proof of income for the past 2-3 years on file. Don’t worry; your parents don’t necessarily need to be a part of the transaction financially if you don’t want them to be. “Finding a place is just the beginning, making sure you get that place is a secondary aspect and depends on the types of credentials you show up with,” Brandt says. Besides proof of employment, you’ll also need your credit score and tax returns or bank statements.

While you have to bring your fair share of paperwork, your landlord will bring the other half—AKA the lease. Kaitlin Manion, a graduate student at Temple University, recomends taking the time to read the fine print of your lease. "Read the lease in full," she says. "It can be boring, but you will find out exactly what you're responsible for and see what your landlord is responsible for." This way, there won't be any surprises down the road.

Scams are rampant on the web with people posting listings that don't exist or lying about the way the apartment looks. This is why having a second pair of eyes, or even eyes on the ground is helpful! Samantha was able to avoid the numerous scams she came across when apartment hunting online. "I started googling all of the addresses I found for rent, and found many of them were actually for sale and someone had ripped the pictures and descriptions and listed it as a rental instead," she says. Samantha contacted one of these listings and the person told her he used an online site for rent and deposits. It doesn't hurt to have someone else take a look at your lease or even the initial listing. Her uncle read over this listing and found that it sounded like a scam he had heard of before. It's better to be safe than sorry. 

4. What are my priorities?  

While that loft space might have some great ceilings, it’s actually quite a bit farther from your office. That three-bedroom apartment might have tons of space, but it comes with four roommates. The perfect apartment or living situation isn’t going to just happen. You have to prioritize what is most important to you. Would you rather save some money and live with roommates, or maybe rent a smaller place that’s farther from your place of work? 

These are all things to think about and rank in order of importance. This will help you make more informed decisions before signing that lease. Hopefully, your process is smooth, but for most, Brandt notes there are usually a few road bumps. “Kids should understand moving is going to be exciting, but with that is adjustment and change,” he says. First apartments aren't necessarily always the best apartments. Isabel notes not to have high expectations for your first place. "For me, I got a great location in Soho but it's a 3 bedroom and a 6th floor walk up, which sucks," she says. "Pick which things are important to you and go from there." Don’t worry about finding the perfect place, worry about finding the right place for in your current situation.

Renting an apartment can mean new found freedom and a change of scenery. Finding your new place will come with its anxieties, but that doesn’t mean you can’t attack the process head on. Remember to prioritize what is most important to you, keep your budget and ego in check and communicate with your parents. You’ll be on your way to signing a new lease in no time, and instead focusing on what new IKEA purchases to make

The Kardashians Are Obsessed With These Furry Phone Cases

Everyone knows that Kim Kardashian's LuMee case is her pride and joy, since she is the Selfie Queen, but recently, Kim has been seen sporting a much ~warmer~ phone case. She was spotted carrying a Wild and WoollyPhone case in the Arctic Blue Mink color a few weeks ago. What You Need to Know About the Portland Train Attack

Two men were murdered last Friday and one was seriously injured after they intervened on a train in Portland to stop a man who was shouting anti-Muslim slurs at two teenage girls, one of whom was wearing a hijab. Ricky John Best and Taliesin Myrddin Namkai-Meche died after being stabbed, while the third victim, Micah Fletcher, remains in the hospital, CNN reports. The attacker, Jeremy Joseph Christian, is due to appear in court Tuesday.

According to The New York Times, the attack occurred in a train car on the MAX light-rail system in the afternoon. Evelin Hernandez, a train passenger, told KATU-TV that Christian began shouting that Muslims were “criminals” after the two young girls boarded the train. “He said, ‘Get off the bus, and get out of the country because you don’t pay taxes here,” Hernandez added.

Destinee Mangum, who was one of the young girls that Christian directed anti-Muslim slurs to, told CNN affiliate KPTV that Christian told the girls to “go back to Saudi Arabia” and that they “shouldn't be here, to get out of his country.” “He was just telling us that we basically weren't anything and that we should just kill ourselves,” Mangum added.

According to CNN, it was then that a stranger intervened, reportedly telling Christian that he “can't disrespect these young ladies like that.”

Mangum told KPTV that Christian and the men that intervened began to argue, when Christian ultimately pulled out a knife and attacked the men. "It was just blood everywhere and we just started running for our lives," Mangum said.

According to the Times, Christian fled but was soon arrested after the attack.

The attacker has a history of making extreme statements online, the Times reports. Mike Bivins, a freelance reporter in Oregon, told the Times that he saw Christian at a free-speech march last month, where he recorded Christian shouting racial slurs and threatening remarks about Muslims, Jews and “fake Christians.”

Christian was charged with two counts of aggravated murder and one count of attempted murder, CNN reports. In addition, the police said that Christian was also charged with “two counts of second-degree intimidation and a count of being a felon in possession of a restricted weapon.” The FBI has now joined the Portland police to investigate the attack, and will determine if Christian is ultimately charged with federal hate crimes as well.

President Trump weighed in on the attack on Monday, tweeting, "The violent attacks in Portland on Friday are unacceptable. The victims were standing up to hate and intolerance. Our prayers are w/ them." The tweet came from the official @POTUS Twitter account, not the @realDonaldTrump account, where most of his inflammatory Tweets are posted.

Mangum told KPTV, "I just want to say thank you to the people who put their life on the line for me. Because they didn't even know me and they lost their lives because of me and my friend and the way we look."

Victim Ricky Best was a 53-year-old army veteran who worked as a technician for the city of Portland and was remembered as a "model public servant," according to CNN. Taliesin Myrddin Namkai-Meche, 23, had graduated from Reed College in 2016 and worked at an environmental consulting agency. In a Facebook post, his sister wrote, "I am so proud to be able to call someone so brave and strong my big brother."

May the three brave men who defended the two girls on the train always be remembered for standing up to hate.

 

Nike Released a Rainbow Collection to Celebrate the LGBTQ+ Community

Looking for a new pair of runners? Nike's got you covered. The athletics brand just launched the 2017 installment of their BETRUE series, a collection started in 2012 by employees to promote and support "inclusion on- and off-the-field of play" for everyone. Along with four rainbow-themed sneakers, the collection also includes several graphic workout tops and wait for it... rainbow socks!

In a statement, Nike's LGBT Network leader, Robert Gorman, described the inspiration for the collection: "The key for us was to create something that people could unite around to show their support for LGBTQ athletes. Sporting your rainbow in the gym or on a run became a way to feel like you belonged to something larger—you were connected to being 'out' or being an ally." This launch follows Nike's EQUALITY initiative introduced this February, along with the company's donation of over 2.5 million to LGBTQ+ organizations and causes since 2012.

Each item fits into the rainbow theme, which Gorman explains will "[always] be incorporated into the BETRUE product in some way." The 2017 BETRUE Collection officially drops in the U.S. on June 5.

How to Talk About Salary at Work Without Getting Fired

You’ve been graded for as long as you can remember—you’ll never forget your first gold star. And though you might have graduated, those evaluations don’t end. Instead, the stakes are higher than ever.

In the age of super-hip startups, unlimited vacation time, and jobs that fulfill us, it can be easy to lose sight of why we schlep to work every day in the first place: the money.

Yet it’s really intimidating and difficult to discuss your salary at work, either in a formal negotiation setting or with peers. But it’s important to know what’s appropriate when, and how to discuss it without making enemies in the process.

You shouldn’t discuss it at work

It’s against “The Rules”

Just like fight club, the first rule of talking about salaries is never talk about salaries. Says professional career advisor and author of Networking for the Novice, Nervous, or Naive Job Seeker Tom Dezell, “Private companies may have policies regarding this, some may formally write them in policy or handbooks, others simply verbally forbid or discourage discussing salary information.”

These kinds of gag rules aren’t necessarily explicit, because that would be against the law. As a worker in the United States, you’re entitled to talk about pay, according to The Atlantic.

That doesn’t mean that it won’t hurt you at work, though. It’s still completely taboo to bring it up in day-to-day conversation, and could definitely earn you a trip to HR.

It’s too personal

Just like you wouldn’t bring up the election or your religion while at work, it isn’t kosher to talk about your salary. A 2013 Monster.Com poll showed that 63 percent of U.S. workers were uncomfortable talking about their salary at work—ever.  Even in the age of the Internet, it’s still a part of basic business etiquette. “[On the list of] things you should never ask someone, how much they earn is one of them,” says Dezell. “It’s more relaxed now, but many still regard it as too personal a question to be asked.”

When you talk about salary, you run the risk of offending someone, or making them uncomfortable. Unless you’re office BFFs, it’s probably not a good idea to mention it—and even then, you should proceed with caution. Says Elise*, a 20-something at a small tech B2B company, “You run the risk of making things awkward, creating an unnecessary competitive atmosphere and potentially causing people think of you in a certain way.”

…Except when you should

“Discussing salary with other employees is stereotypically considered taboo, but especially when you're beginning a new role, knowing the going salary is fairly important,” says Alaina Leary, Social Content Curator for Connelly Partners. “This is particularly true because of the gender wage gap—you don't want to end up being paid less than your worth.”

Yes, the pay gap is real. By not talking about it, or assuming that you'll be noticed just by working hard, you can put yourself at a disadvantage. 

“I think it's worth a conversation to compare other people's experiences,” says Kaitlin*, a millennial based in D.C. “I think a big factor may also be women's hesitance or fear to ask for what they deserve. We have to practice being strong and demanding without the fear that we'll be perceived as bitchy or bossy.”

The fact of the matter is: if you don’t ask, you won’t receive. “They're not going to just roll over and give us what we want if we don't ask for what we deserve. It's worth the conversation and you have to fight and make noise about what's glaringly unfair,” says Kaitlin.

That’s what makes the ‘should you?’ question so difficult. There’s a time and place to talk about your salary: your performance review. “You’ll need a compelling reason,” says Tom. “Often with a boss, it will be a topic in performance reviews, so that can be the way to approach it.”

This doesn’t mean you only have one shot to discuss your salary. Though your company might have a period of “official” performance reviews, you should be having regular meetings with your manager regarding your personal development—and salary is certainly a topic to discuss.

How to discuss your salary (the right way)

Your boss may be ready to shut you down when you ask—naming budgets, politics, or any other excuse—so if you’re not prepared with information about your performance (and industry benchmarks), you won’t go very far in your negotiation, according to Forbes.

Do your research ahead of time with tools like this free salary calculator or with larger reports from sites like Glassdoor. Understanding where you fit into the grand scheme of your industry, your location, your education, and your experience will help you know if what you’re hearing is baloney or if there’s a real reason behind the “no.”

Industry events can be a great way to chat with women at your level. Talking with peers from different companies in the same industry, if they feel comfortable doing so, can give you a better baseline than online research. Attending a salary negotiation class, talk, or other empowering event like a women’s conference can provide a safe, empowering space to discuss real issues or role-play different scenarios.

If you’ve learned through the grapevine in your company that others in your position are making more than you, it’s critical to stay calm. “Such a realization is upsetting,” says Tom. “But you’ll get better results by approaching the conversation with a tone of ‘It’s come to my attention that others in my role are earning a higher salary than me, what can we work out to increase my compensation?’ as opposed to demanding equal pay.”

The best way to frame your discussion is not on what others are doing, but what you can do. Saying to your boss, “I want more money,” makes you look greedy, desperate, and will immediately put them on the defensive.

Instead, start with how you can do better. “What actions do I need to take that will put me in position for a raise?” or “What kind of performance do you need to see for me to receive a raise next year?” are questions that signal to your boss you’re willing to work for it—and that you want to get better.

Salary is only one piece of the puzzle when it comes to others in your position. There are a lot of reasons why they might be earning more than you. So before you knee-jerk to “That’s not fair!” remember the context. “Some employees have longer tenure, some managers give higher raises than others and some raises are based on different projects or goals that have been reached,” Elise points out.

Talking about your salary is an important but delicate art. Though it’s often considered taboo, there are right times and wrong times to discuss it. Be confident in your abilities, and above all: arm yourself with information. It can make the difference between a raise and a big fat “no.”

Kim opened up to host Andy Cohen about her failed marriage to basketball player Kris Humphries. When Andy asked what her least favorite Keeping Up With the Kardashians spinoff is, Kim responded, "When Kourtney and I did New York because I was in that awful cry face with that last marriage I had. That whole situation was just really hard for me."

Kardashian said she knew by the honeymoon that her marriage to Humphries wasn't going to last but felt overwhelmed by others' expectations. "At the time I just thought, 'Holy shit, I’m 30 years old, I better get this together. I better get married.' I think a lot of girls do go through that, where they freak out thinking they’re getting old and all their friends are having kids," she explained. "So, it was more of that situation. But I knew on the honeymoon it wasn’t going to work out."

After the infamous 72-day marriage ended in 2011, Kim went on to marry Kanye West in 2014. Now 36, she's happily married with two children, North and Saint. Which just goes to show that everything works out in the end, even if it isn’t by the time you're 30.

This past weekend saw Twitter flooded with users showing off their hair, using the hashtag #blackhairchallenge. The challenge, which asks people to submit photos of their hair in four different styles, blew up after user @MelaninMamis created the hashtag.

After only a couple of days, thousands of people had uploaded picture after picture of their gorgeous hair, with many commenting on how the challenge made them appreciate their hair more and inspired them to try out new styles. Here are some of the highlights—summer hair inspiration, anyone?

Gina Rodriguez's Thoughts About Anxiety Are So Refreshing

We already adore Gina Rodriguez from her show, Jane the Virgin, but she just made us love her even more by being open about her struggle with anxiety.

The actress shared a 10-second video of herself “bare and exposed” in Los Angeles. While Gina is used to being in front of the camera, in the video she's makeup free and what she calls “puro Gina.”

Gina's caption reveals her relatable AF thoughts about anxiety. Anyone who has anxiety knows exactly what she's talking about. “Watching this clip I could see how anxious I was but I empathize with myself. I wanted to protect her and tell her it's ok to be anxious, there is nothing different or strange about having anxiety and I will prevail," she writes. "I like watching this video. It makes me uncomfortable but there is a freedom I feel maybe even an acceptance.”

Rodriguez has never been afraid to share what's going on her in world. She's previously talked about her Hashimoto's disease, which affects her weight and metabolism, as well as body positivity, gender inequality and improving Latina representation in the media.

The Chancellor of Germany Basically Said That America Can No Longer Be Trusted

It’s no secret that President Trump’s actions have worried Americans, but the rest of the world is pretty concerned, too. German Chancellor Angela Merkel showed that clearly when she made a statement Monday saying Germany can no longer trust other countries to help defend democracy.

“The times in which we could completely depend on others are, to an extent, over…we Europeans must really take our fate into our own hands of course in friendship with the United States of America, in friendship with Great Britain and, as good neighbors, wherever it is possible.” Merkel said at a campaign event, according to CNN.

Though Merkel’s statement doesn’t directly call out Trump's actions, it does hint that European relations with the U.S. may be on the fritz. In the past America has prided itself on our ability to step in and aid countries in need, but the first few months of the new administration haven't inspired confidence that American leaders can competently deal with a crisis. Countries like Germany may begin to rely less on the U.S. as an ally—and a lot of that is due to our current leader.

Though Trump hasn’t done anything to offend Germany specifically, his tendency to speak off the cuff, and his administration's many leaks, no doubt play a role in how dependable America appears to other countries.

Earlier this month, leaks of classified information from the U.S. government regarding the Manchester bombing resulted in British officials freezing communication with other countries regarding the attack.

America is often called the world's last global superpower—the country that can influence how the whole rest of the world operates. But it’s clear that some of our allies may be rethinking America’s dependability.


5 Signs Rachel & Peter From 'The Bachelorette' Are Made for Each Other

Rachel's journey as the Bachelorette is already off to a great start. Monday's episode featured the first group dates, a few drama-filled scenes and the first one-on-one (Or should I say two-on-one?). Even though the basketball group date had us on the edge of our seats (C'mon, DeMario, why'd you have to do us like that?!), the one-on-one is what really stole our hearts—and hopefully Rachel's too!

The first lucky man to get real quality time with our girl Rach was Peter, the 31-year-old business owner. The two shared a romantic private jet to a dog lover's paradise in Palm Springs, and later had an intimate dinner together. Basically, we all had googly-eyes the entire time. In case you missed it, here are five reasons why Peter and Rachel are basically made for each other. (We'll be rooting for you from now on, Peter.)

1. He said he'd make a great dad to Copper.

Okay, this is a big one! Our pups are just as important as children, so a future husband has to be just as in love with our furry pets as they are with us. This is great news for Rachel.

2. He would move to Dallas for her. 

Moving cities is a huge commitment, and the fact that he already said he'd move to Dallas to be with Rachel is incredible. Yes, Peter!

3. They both have gap teeth!

Their future children are almost guaranteed to share their cute little gap between their front teeth. Peter might have said their kids would be screwed, but we know they'll actually make the cutest gap-toothed family around.

4. She felt the romance with him.

One of Rachel's biggest complaints during this episode was that she just wasn't feeling the romance with many of the guys, especially on the group date. However, she said she felt it from day one with Peter, and this one-on-one only got her even more heated up.

5. He went to see a therapist to work on himself after his last breakup—and so did she!

Making yourself vulnerable and seeking help from a therapist is a true sign of maturity. This shows Peter is there for all the right reasons.

This might have been the first one-on-one of the season, but Peter is definitely a frontrunner in our books.

Bachelorette Rachel Lindsay Has Finally Revealed What Happened to Her Dog Copper's Leg

On Monday night's episode of The Bachelorette, Rachel Lindsay brought her adorable furry friend Copper on a one-on-one date with Peter. The three of them traveled to Palm Springs on a private jet to attend a dog pool party, but that's not the only thing Bachelor Nation was talking about. Fans were dying to know what happened to Copper's leg, since he's sporting a not-so-subtle cast.

Rachel took to Twitter shortly after the episode aired to answer the burning question. It turns out Copper "broke his toe jumping off something."

Poor little guy. Let's hope Barkfest cheered him up. Feel better soon, Copper!

Bella Hadid Taught Huda Kattan How to Create an Airbrushed Effect With Makeup

Ever wonder how Bella Hadid gets her flawless skin? Well, it's no longer a (Victoria’s) secret. The model spilled her makeup hack to the founder of Huda Beauty, who recently tested the technique, called jamsu, in a video titled “This is Why Everyone is Dunking Their Face Underwater!!”

For those of us who aren’t so familiar with Korean Beauty, jamsu is a technique used to mattify your makeup and skin. The best part of the hack? It's completely free, and you definitely have everything you need to do it at home right now! After applying your foundation, concealer and powder, submerge your freshly made-up face in a bucket of cold water. Don’t believe me? Check out this video of Huda below:

At first, Huda wasn’t a fan of the trick; however, after examining the results of the method, namely a better complexion and beautifully set makeup, the makeup goddess decided to stick with it.

The technique is supposed to help reduce the look of texture and pores on the skin, giving you that model-worthy, “maybe she’s born with it” look. One of my own biggest makeup struggles is ensuring that my face doesn’t look “cakey”—which is hard to do after applying primer, foundation, concealer, powder and contour! In the summer heat, unless I bathe in setting spray, there's a good chance my makeup won’t last or look flawless throughout the day. If this easy hack (no matter how much I may hate the cold water in the morning!) does the trick, then sign me up!

Huda explains that the reason this trick works so well is that it seals the makeup into your pores. As long as you spend a bit of extra time cleaning your face at night, and swear to never sleep in your makeup (although you should never do this, with or without jamsu) you shouldn’t have a problem.

Jessica Chastain Was Disturbed by the Portrayal of Women in This Year's Cannes Film Festival Movies

The Cannes Film Festival has come and gone, but opinions on the films have not. At a post-festival press conference, actress Jessica Chastain didn't stay silent about a “disturbing trend” she noticed while watching the movies.

Jessica made sure to let everyone know how she felt about the representation of women in the 20 films she'd watched as a Cannes Jury member. “This is the first time I’ve watched 20 films in 10 days, and I love movies and the one thing I really took away from this experience is how the world views women.”

Though she said there were a few exceptions to the trend, Chastain continued, “I do hope that when we include more female storytellers, we will have more of the women that I recognize in my day-to-day life. Ones that are proactive, that have their own agencies. They just don’t react to the men around them. They have their own point-of-view.”

Tell ‘em, girl. With Jessica's comments came an outpouring of support on social media from fellow actresses like America Ferrera and Debra Messing.

It’s nice to see Chastain using her voice to speak on behalf of not only women in film but all women. 

These LED-Powered Falsies Now Are Actually Kind of Bomb

We are living in an interesting time, folks. Forget expensive strobe lights and lame glow sticks, the latest beauty invention, F.Lashes, is going to light up your parties like never before. A prototype of the LED-powered lashes was shown last Friday at California's Maker Faire. Unsurprisingly, they took home the Editor's Choice Award. Check out this video of creator Tien Pham showing off just how they work.

As Pham mentions, the lashes have three different modes, all of which are motion-sensitive. Along with the default, there's dance mode, which mimics a pair of strobe lights, and sparkle mode, where each lash lights up randomly in an adorable twinkling pattern. The lashes connect to a small battery pack that rests on the back of your head, giving you rave-ready eyes for up to four hours a go! And just like ordinary falsies, all you need is a little eyelash glue to pop em' on.

These babies will be on Kickstarter sometime this July, and will be available in white, green, blue, light blue, pink, red, and yellow. You can sign up to be notified of their release here. Until then, the crazy eyelash rack at Party City will have to do!
